Kiawah Resort Announces Plans for West Beach Transformation by 2021 PGA

A wave of new, gorgeous amenities announced by Kiawah Island Golf Resort promises to transform Kiawah’s West Beach area for residents and visitors—and the Island’s real estate market, too.

The Resort has already broken ground on the first phase of its two-year transformation and will complete construction of all the beautifully designed amenities by the end of 2020, in time for the highly anticipated 2021 PGA Championship at The Ocean Course.

These next-generation amenities, which will add to Kiawah’s already exquisite offerings, will include:

West Beach Village Hotel

In addition to The Sanctuary, Kiawah’s five-star hotel, the Island will now enjoy a new luxury beachfront inn. Designed by the renowned Robert A. M. Stern Architects, which designed The Beach Club for the Kiawah Island Club, the new inn will feature 150 suites, junior suites, and guest rooms along with a spa, two-story oceanfront restaurant, casual poolside dining, coffee shop, and more. It will open in the autumn of 2020. ** Find out more (

 West Beach Conference Center

Located only a short stroll from the new hotel will lie the new West Beach Conference Center, also designed by Robert A. M. Stern Architects. The Resort plans a grand opening for the center in the autumn of next year.
Kiawah Island Golf Resort rendering of the Cougar Point Clubhouse

Cougar Point Clubhouse

Now that its course renovation has been completed, the Gary Player-designed Cougar Point Golf Course will gain a stunning new clubhouse, beautifully sited on a terrace offering sweeping views of the 18th hole to one side and the new beachfront inn—through an allée of live oaks—to the other. Also designed by Robert A. M. Stern Architects, it will feature a grand lobby, pro shop, sports tavern, locker rooms, and more. Its grand opening is planned for next spring. ** Find out more (

Kiawah Island Golf Resort rendering of The Sanctuary Chapel

The Sanctuary Chapel

Already a dream locale for destination weddings, The Sanctuary will enhance its offerings with a stately new chapel seating up to 150 guests. The chapel will also offer weekly nondenominational services for all hotel guests. The Resort plans to open the chapel’s doors next summer.

Other West Beach expansions & renovations

The Resort also plans to renovate Kiawah’s popular Night Heron Park, breaking ground this autumn and reopening in the winter of 2020, and expand the Roy Barth Tennis Center, breaking ground this spring and finishing next autumn.

How might this impact you?

Not only will Kiawah residents and guests benefit from these beautifully designed additions and enhancements, the Charleston area is expected to enjoy economic benefits on top of what Kiawah already contributes to Charleston County. The Resort estimates the new amenities will increase Kiawah’s economic impact to about $300 million per year, up from $202 million.

The Island’s real estate market is expected to gain as well.

Kiawah vacationers often purchase homes or homesites on the Island. If you’ve been thinking of buying your own piece of Island paradise, you’ll be glad to know we anticipate heightened interest in the Island’s real estate—and rising property values—as each new amenity opens and the 2021 PGA Championship approaches. (The Resort estimates the 2012 PGA Championship had a $190 million impact on the Charleston-area economy.)

“We’ve enjoyed a historical bump in real estate activity around each major golf tournament held on Kiawah,” says Chris Drury, ** Kiawah Island Real Estate (
president and broker in charge. “We have no doubt we will see the same results from the 2021 PGA Championship.”

That means the best time to buy is soon, before prices begin their ascent.

“We’re incredibly excited for the future,” he adds. “We hope you’ll join us as these transformations unfold and Kiawah rises to an even higher level.”

Fresh additions at Freshfields Village

Kiawah Island presents an unparalleled opportunity to relax in nature in its many forms: marshes, rivers, maritime forests, and the soft, steady rhythm of the Atlantic Ocean. But that doesn’t mean life on Kiawah is without its conveniences. One of our favorite places to eat, shop, and enjoy is Freshfields Village. You’ve probably passed this tidy, attractive town center on your drive into the island — maybe you’ve even stopped in to pick up some beachfront reading material from Indigo Books or groceries from Harris Teeter.

The Village is also a prime spot for date night, with charming restaurants like Forty-Eight Wine Bar and La Tela Pizzeria. Need something to wear? Freshfields has you covered (literally) with fun, vacation-inspired threads from shops like Lilly Pulitzer and Coastal Footwear. So maybe you think you’ve seen, shopped, and tried it all at Freshfields. Think again! Freshfields Village is now home to new tenants, relocations, and an expansion. Check ‘em out below, and don’t forget to stop by our Kiawah Island Real Estate office while you’re there. Once you call the island home, you can experience all Freshfields has to offer whenever you please!

Ben & Jerry’s (Late May)

What’s not to love about a big, decadent scoop (or two) of Ben & Jerry’s ice cream? This beloved ice cream company entices with flavors as delicious as they are fun: Phish Food, Chunky Monkey, and Americone Dream are just a few of their top flavors. At the shop, you’ll find a wide, rotating selection of flavors plus non-dairy options, ice cream cakes, and catering. All Ben & Jerry’s ice cream is kosher and certified non-GMO. That makes it healthy, right?

Palmetto Scent Studio

Create your own custom scent for your home or for yourself at this unique shopping experience. At the Scent Studio, experts will custom blend a scent just to your liking for a candle, room diffuser, room spray, or fragrance oil. If the thought of creating your own simply sounds like too much pressure, this local company also has 130 of its own, existing fragrances to choose from, all designed to delight the senses. Any Palmetto Scent Studio product would also make a great gift!

TINA Stephens

Modern, casual sophistication is the go-to style at this new boutique, which focuses on garments that are both beautiful and functional for women on the go. Everything in this shop is lightweight and comfortable, designed with travel and movement in mind. Don’t miss the shop’s own Tees by Tina line for the softest t-shirts ever.

Cantina 76

Originally out of Greenville, Cantina 76 has enjoyed success that’s spread throughout the state. Its Fresfhields location opened back in October, but if you haven’t tried it yet, make sure you do! This spot offers creative twists on tacos, like the Peruvian shrimp taco with jalapeno coleslaw and sesame-chili drizzle. Pair the Mexican-inspired food items with a tequila-based drink. The restaurant’s signature Cantina Margarita is a refreshing choice.

Southern Tide Kiawah

Southern Tide has been a part of Freshfields for a long time, but what you might not know is that the shop has recently expanded with a bigger and better new storefront! Focusing on craftsmanship and classic style, Southern Tide is a favorite on the island for casual wear from top clothing and accessories brands like Jack Rodgers, Escapada, and Sail to Sable.
