Development continues to move forward on Ocean Pines, Kiawah Island’s newest luxury residence ownership offering in West Beach, with visible progress both inside and outside the buildings. When complete, Ocean Pines will boast 69 luxury residences with easy proximity to parks, bike paths, ocean access, and walkways–some of the very best parts of life on Kiawah.
“A drier spring helped support steady progress on site, and work has continued as we’ve transitioned into the typical summer weather pattern. Over the past month, some of the most noticeable changes have been at Dogwood and Cypress, where exterior work—including windows, waterproofing, and siding—is helping the buildings take shape,” noted Mike Benedetti, Construction Management Director for Kiawah Partners.
Inside Dogwood, preparations for tile installation are underway, along with continued drywall work. The remaining buildings continue to follow in sequence, with work ranging from interior framing and building systems to structural concrete and foundations.

Dogwood
Dogwood continues to make significant progress both inside and out.
Exterior progress
- Exterior insulation installation is underway.
- Wood siding installation is underway.
- Exterior window trim and detailing are underway.
Interior progress
- Preparations for tile installation are underway.
- Drywall installation and finishing continue throughout the building.
- Floor preparation work on Levels 3 and 4 is complete.
- The permanent domestic water meter has been installed.
Cypress
Exterior enclosure work continues at Cypress while interior construction advances.
Exterior progress
- Window installation is underway.
- Preparations for exterior window trim and detailing are underway.
- Roofing installation is complete.
Interior progress
- Drywall installation is underway on Levels 1–3.
- Plumbing, electrical, and mechanical systems are being installed on Level 4.
Azalea
Azalea continues to progress through structural work and the process of enclosing the building.
Structural and exterior progress
- Steel decking installation is underway.
- Exterior framing on Level 3 is complete, with Level 4 now underway.
- Exterior sheathing and waterproofing are underway.
Interior progress
- Interior framing on Levels 1-3 is complete.
- Initial plumbing, electrical, and mechanical installation is underway on Levels 1-3.
Elderberry
Structural concrete work continues to move upward at Elderberry.
- Reinforcing steel and preparation for the Level 3 concrete slab are complete.
- The Level 3 slab pour is scheduled for August 10.
- The Level 4 slab pour is planned for the week of August 17.
Fern
Fern continues to make progress toward completion of its primary structure.
- The Level 4 slab is complete.
- Structural work leading to the roof is underway.
- Roof structural steel is scheduled to begin August 10.
- Roof decking installation is planned for the week of August 17.
Goldenrod
Early structural work continues at Goldenrod, with site and foundation preparation underway.
Beautyberry
Foundation work is complete at Beautyberry, and vertical structural construction from the ground level to Level 1 is underway.
Watching Ocean Pines Take Shape
With work underway across all seven buildings, there is a great deal of activity throughout Ocean Pines. We’re excited to see the community continue to take shape and look forward to sharing additional milestones and photos in our next construction update.
