Who is the development team for Indigo Park?
Indigo Park is the vision of Dyal Compass, LLC whose goal is to invest in and develop real estate products that focus on conservation and a healthier environment. President Candace Dyal has teamed up with Christopher Rose Architects and Royal Indigo Construction, LLC to fulfill this vision for Indigo Park.
What is the construction timeline for building
my home in Indigo Park?
Each home will be completed within 12 months from the start of construction.
What do I need to do in order to start building a home
in Indigo Park?
Interested buyers need to decide on a model type and homesite first. You will then enter into a buyer’s contract and close on the homesite within 30 days of the contract. Construction will begin as soon as Royal Indigo Construction, LLC obtains the building permit, which typically takes 4 — 6 weeks from application submittal.
How and when will I pay for my new home?
Once you’ve made a selection on your homesite and entered into a buyer’s contract, you will close in–full on your homesite within 30 days. You will then make periodic payments as construction progresses based on your model and interior selections. You can choose to pay this in cash or finance your purchase. KIRE has various lenders that handle this type of financing.
When will I need to make interior and exterior selections on my home in Indigo Park?
All of your selections will be made prior to closing on your homesite.
Do I have to build the guest cottage right away or is that something that I can decide to add later?
The guest cottage construction does not have to coincide with the building of the main structure. However, the cost of the guest cottage is based on the efficiencies gained by building the structures concurrently and a cost increase should be anticipated if building at a later date.
Can I lease my home to others?
Yes. The Homeowners Association documents outline the terms for leasing your home.
Can I join the Kiawah Island Club if I buy a home
in Indigo Park?
Yes. Membership into the Kiawah Island Club is available for an additional cost, based on the membership level you select. You are also subject to The Club’s application process.
What are the Association Fees in Indigo Park?
The Association fees for Indigo Park will initially be $600 per quarter. These fees will be assessed in January, April, July, and October and will include the following HOA services: landscaping in common areas and entrance, landscape irrigation and electricity, tree pruning, common area insurance-general liability, umbrella and D&O office expenses, accounting/legal services for HOA matters.
What does LEED® mean and what are the benefits for me
as an owner?
LEED® is an internationally recognized green building certification program that is ranked and verified by a third party. With an average building cost increase of about 2%, sustainable built homes typically offer a return of 20% to the homeowner. On average a green home commands a sales price 10% higher than similarly sized and styled conventionally built homes.
Who can use the neighborhood park?
The central park has been donated to the Kiawah Island Natural Habitat Conservancy. It will be maintained by the Conservancy and will remain as open space in perpetuity. The park is available for all Kiawah Island residents to enjoy.
