With the fall season upon us, we have barely had a chance to catch our breath and reflect on our busy summer. Suffice it to say, it has been a full summer for Kiawah Island Real Estate (KIRE), with 24 new sales in August alone. As the overall market continued to show signs of improvement this summer, with various shifts occurring, KIRE saw what could be described as a series of "flurries" in sales activity regarding different homesite locations. With Kiawah's real estate inventory speedily decreasing, we observed a flurry of oceanfront sales for a few weeks this summer, and, once that inventory dwindled, a flurry of oceanside sales, moving onto a flurry of Ocean Park sales most recently.
A few trends KIRE is experiencing right now:
- Inventory is declining in a number of price and market segments.
- The time a property stays on the market is shorter than it has been in the recent past.
- More and more properties are receiving multiple offers.
